What's the difference between a FEMA Floodplain and a Community (Future) Floodplain?

One is set by federal emergency management officials. The FEMA Floodplain is shown on the floodplain map in light blue. Property owners in a FEMA-regulated floodplain must have flood insurance.


The Community Floodplain was established by Mecklenburg County in 2000. It is shown on floodplain maps in gray. Flood insurance is strongly recommended but not required.

The City of Charlotte, Mecklenburg County and each of the six Towns have Floodplain Development Ordinances. These ordinances place additional restrictions on building or renovations in a floodplain. Floodplain Development Ordinances apply to both the FEMA Floodplains and the Community (Future) Floodplain.
